Have $10,000.00. Where to invest?

Should I open a Roth IRA,high interest savings account,or invest in the stock market (buy and hold strategy),or should I invest in a fixer upper home or duplex with someone and get my ROI ( return on investment) via the rental income?
Have also thought about investing in a REIT ( real estate investment trust). I am still researching REITs at this time.

Should I just give up on investing in the stock market?

I started investing about 12 years ago. I was always told (and read in numerous books) that if you invest in the stock market, you will get a decent return on your money. I learned all types of good strategies (i.e. – buy and hold, tech analysis, charts, etc…all from the market gurus including Benjamin Graham, Martin Zweig, David Dreman, not bs salespeople), used a lot of them shrewdly, but after a dozen years, I don’t see the results I expected (10-12% annual return). I don’t know is it because the last 12 years were just not good years, or if the stock market has lost it’s steam and not worth investing any more. Sometimes the market will go up for a good run, and then all of a sudden a huge drop will wipe out the gains. I understand that markets go up and down, but the general direction it should be going is up. But, it seems like it’s moving sideways more than anything else. So, should I just give it up and move on?

*Just to let you know, I sacrificed a lot (i.e. – vacations, good times with friends, significant partners, etc.) to build up my brokerage account only to see lower than expected returns.

Now that the markets have rejected teabaggernomics, will Washington finally start concentrating on growth?

Anyone with any investing/economic sense knows that cutting jobs in the middle of a recession will only make things worse, will the focus finally shift to pro growth strategies?

What would be the current strategy in bond fund investing?

What should my investment strategy be at this time in bond fund investing?

Not talking about buying bonds but bond funds?

Should I stay short term and wait for interest rate to rise and transfer to longer bond funds?

Or just stay in intermediate funds and stay put?
